The Happy Lets Story
Having bought, managed and grown our own portfolio of residential properties since 1999, we felt we had a deep understanding of the service landlords and tenants were looking for. We were sensitive to both landlord and tenant needs and had a service of value to offer other landlords. So, in June 2005, we opened an office in Glasgow's West End, followed 3 years later by the acquisition of The Letting Store in Hamilton in May 2008.
In March 2009 we rebranded so that both offices could operate with a unified name. We were determined that our company would provide a fresh alternative to the status quo and communicate a positive message in these challenging economic times. We desperately wanted a brand name that we could identify with and feel passionate about – and we found it in Happy Lets!
We are focused on providing a high standard of service and management to our landlords, tenants and properties alike. This is the simple, but fundamental key to a successful let from beginning to end and is what we incorporate into our daily management service. Our mission is to create happy landlords, happy tenants and happy homes!
With this philosophy at the heart of every member of our team, it only seemed natural to rebrand and to a fitting name which clearly conveyed our message to the landlords and tenants of Glasgow and Lanarkshire and thus, Happy Lets was launched.
Why such a focus on happy tenants?
It's hard to believe it's almost that time of year again…I would be grateful if you could take this e-mail as confirmation of my very keen wish to renew my tenancy agreement for another year. I love living here and love dealing with Happy Lets. The increase in rent is definitely within my budget and excellent value for the property and for the quality of service provided by Happy Lets…

What makes our landlords happy landlords?
Our service is focused on what matters to you most; maximising rental income and protecting your investment. How do we do this......?
- Minimising vacant periods
- Maximising rental and advising what, if any, changes could be made to increase the rental achievable.
- Reviewing rental between each tenancy
- Keeping expenditure and maintenance costs reasonable
- Preparing and serving all Notices and Lease Agreements to the tenants on your behalf in accordance with current legislation to protect your legal interest
- Collecting a deposit in excess of 1 month’s rental to cover any damages to the property
- Carrying out quarterly property condition inspections
- Taking an Inventory of the property so that the condition and furnishings are clearly documented
- Obtaining references from previous landlords or, if the tenant is new to letting, obtaining character references
- Supplying tenants with a 24hour emergency no. so that any maintenance issues which require urgent attention can be dealt with as promptly as possible
Of all the letting services that we have used over the years, I can say without any qualification whatsoever that the service provided by Happy Lets is the most professional by some distance. Our rental income has increased and vacant periods are minimal. We will continue to work with them as we expand our portfolio
